REAL ESTATE Jul 4, 2019 Toronto housing market heats up in June: Sales jump 10%, listings fall

Canada's largest housing market registered another month of double-digit sales gains in June, while deteriorating inventory helped push prices higher.  There were 8,860 property transactions across the Greater Toronto Area in June, representing a 10.4 per cent increase from a year earlier.Meanwhile, total active listings fell almost six per cent in the month.  The combination of rising sales and fewer homes on the market helped lift the average selling price three per cent to $832,703.

Real Estate Sale had a substantial increase of 18.9% comparing the 15-year low in May 2018

GTA REALTORS® Release May 2019 Stats TORONTO, ONTARIO, June 5, 2019 – Toronto Real Estate Board President Garry Bhaura announced that Greater Toronto Area REALTORS® reported 9,989 transactions through TREB’s MLS® System in May 2019.* While this result represented a substantial increase of 18.9 per cent over the 15-year low in May 2018, it should be noted that the result was still below the average for month of May sales for the previous ten years, which stands at almost 10,300.

Buying Affordable in Suburbs vs. Rising Condo Apartment Market

A recent poll from Toronto-Dominion Bank documented this willingness to buy homes in the suburbs, a small town or a rural location. Urban living was the top choice at 33 per cent of surveyed millennials in 2018, compared with 38 per cent in 2015.

TD found that the big draws for living outside the city for millennials are increased outdoor space, larger living areas and better affordability. The affordability advantage is big in the suburbs, just like the yards.

 The weather outside is frightful and this is coming from us who thankfully have warm beds to curl up in each night and places to go to stay warm. Sadly, not everyone is as fortunate and it’s heartbreaking to think of those stranded out in the cold with nowhere to turn especially if they have their beloved pets with them.
